A real estate agent has shared his top tips for prospective house sellers (stock image)
has revealed that one the best times to sell a house is at the beginning of a new year, as people are often looking for a fresh start.
While it’s a big decision to decide to sell a home, it’s equally important to prepare your home for a possible purchase by making the property look as appealing as possible.
To help any prospective house sellers, Scottish estate agent has shared his top tips to help home sellers get their property sold as quick as possible.
The first thing he brought up was having ‘crazy colour and decor’ in your house.
“You might love it, but we’re trying to appeal to the masses. Say your goodbyes and get out the paintbrush,” he said.

He argued that decorating your house in neutral colours will appeal to more buyers, which might give you a quicker sale.
The next thing on his list was unrealistic pricing, saying: “List at a sensible price to attract the most interest. Your agent’s strategy and negotiation will help you achieve the highest value.”
However, he then added: “But none of this ‘99p’ pricing. If your agent suggests this – run,” referring to a strategy some sales people use that involves pricing items with a number ending in 99, making it seem cheaper than it actually is.
If you’re preparing to list your home, Kyle said to make sure to clean up your home to avoid having cluttered photos.
“Present your home in the best way possible to maximise interest from potential buyers,” he said before adding some examples of Rightmove property photos which had a full laundry bin in the kitchen, and a messy bedroom with clothes all over the floor as examples of bad photos.
The last thing on Kyle’s list was to avoid having a house full of pet fur and smells, saying: “We love here, but not everyone does. If your house looks and smells more like their home it may just put off a buyer.”
People were quick to praise Kyle’s tips, especially about the house pricing, as one person wrote: “
“The £95/99 pricing grinds my gearssss as an EA soooo outdated,” one person agreed, to which Kyle replied: “Me too! It just screams that the agent doesn’t understand Rightmove etc!”
However, other’s shared their own opinion about wanting the houses to looked lived in.
One person commented: “I’d love to buy a house that’s full of crazy colours! It wouldn’t put me off at all, I don’t think any decor could except wallpaper,” to which Kyle replied: “It’s all down to personal taste! When selling though, the ‘blank canvas’ attracts buyers with various tastes, and when you buy you can always put your own spin on it.”
“if people can’t see past the colours I’ve used then I wouldn’t want to sell them my house. Seriously,” a second person said, while a third person added: “we got more money because we had styled and decorated and the place got picked up by property mags”
