Cliftonville has a huge tidal pool at Walpole Bay
Newly released data has pinpointed a pretty seaside neighbourhood in South East England where homes cost an average of just £175,000.
Cliftonville West, a suburb of in Kent, is famous for its white cliffs, two beaches and seafront promenade and park. It also has a vibrant community, with so much going on that it was named one of the top 10 coolest neighbourhoods in the world by Time Out in 2022.
Time Out said is “home to one of the UK’s most thriving artistic communities, largely due to an influx of creative ex-Londoners who’ve flocked to the area’s affordable housing and studio spaces”. The area, the news outlet added, has evolved to become home to record shops, cafes and conscious groceries, as well as “game-changing community-funded venues such as queer bar Camp and gallery Quench”.

Given all this, it’s somewhat surprising that this area has been identified as the most in Kent for homebuyers. According to sales over the past year, Rightmove places the overall average property price in Kent at £417,374.
However, Online Marketing Strategy and Cardinal Steels used data from the Office for National Statistics to rank neighbourhoods across Kent based on their average house prices for the year ending March 2024. They found that appears to be the go-to location for those looking to save money – with Cliftonville West in Margate being the county’s most economical neighbourhood. Here, the median house price is a very reasonable £175,000.
Gravesend Town follows closely behind with a median house price of £184,000, while Dover West takes third place with £195,000, reports . Harbour ranks fourth among the cheapest neighbourhoods, boasting a median house price of £200,000.

On the other hand, it may not be surprising that most of Kent’s priciest neighbourhoods are found within and Sevenoaks West and Chevening emerged as the county’s most expensive area, where homes command a median price tag of £877,500 – more than double the wider Kent average.
The second priciest area in the county is also located in , with the Sevenoaks Town and Weald neighbourhood boasting a median house price of £777,500 in the year to March 2024. Langton Green, Speldhurst and Bidborough in Tunbridge Wells takes third place, with a median house price of £758,068.
The only Kent neighbourhood to make it into the top 10 most expensive areas without being from either of these towns is ‘s Sole Street and Vigo, which comes in sixth place with a median house price of £600,000.
