43-storey tower offers New York inspired style

Located at 10260 133A Street in Surrey, The Manhattan comprises 418 studio, one-, two- and three-bedroom homes ranging in size from 297 to 996 square feet.
“Once we defined the project name, the development team made a trip to New York City to tour high-end hotels and made notes of the common themes and amenities offered. That translated to how we planned and designed our amenity programming, and we named each room after New York-related landmarks to represent these venues,” says Jacqueline Huynh, ML Emporio’s senior development manager.
The more than 23,000 square feet of indoor and outdoor amenities include the Sinatra Lounge (on levels two and three), a venue for entertaining with dining areas and a connecting whisky lounge; Yankee Fitness (on level one) with its exercise equipment and mirrors for yoga, stretch and dance; Madison Centre (levels four and five), a games room where you can enjoy a game of pool; the Exchange (on levels six and seven) that includes work and study spaces, a co-working lounge, private reading pods and a meeting room that can double as a screening theatre, and Central Park, an outdoor park on the rooftop of the tower. This area includes barbecues, fire pits, table tennis, garden plots and a dog run. Also on the rooftop is the Empire Lounge with its indoor and outdoor facilities designed to take advantage of the panoramic views.
Built on a podium, the modern architecture of The Manhattan, designed by Arcadis, was based on a cubic concept. The exterior consists of dark grey metal panels, textured architectural concrete and full-height window walls, says Huynh. All homes will have either mountain and river or city views, she adds.
The overheight lobby has been designed to impress with its wood pattern aluminum panels, full slab black marble and a reflective ceiling panel, says Huynh.
The Manhattan will be located near Centre Block, a development that will include a transit hub and Simon Fraser University’s medical school, offices, retail shops and restaurants. The Gateway SkyTrain station is a five-minute walk from the building, and the Chuck Bailey Rec Centre and B.C. Lions Training Centre are a similar distance. A drive to Vancouver International Airport (YVR) will take an estimated 45 minutes.
Huynh anticipates The Manhattan’s functional layouts will appeal to couples, young families and students bearing in mind the location is close to two Simon Fraser University campuses and a future campus (SFU’s medical school).
There are two colour scheme options for buyers who decide on a home from levels 1 to 38: Light and Dark.
In the kitchens, the modern European-inspired flat panel cabinetry and quartz countertop and backsplash will be complemented by blond-coloured wide-plank laminate flooring in the Light option, while the Dark scheme will have warm-tone wood grain cabinetry, wide-plank laminate flooring and a dark countertop and backsplash.
For buyers of homes in the Estate Collection (levels 39 to 43), there is a third option: light wood grain cabinetry, laminate flooring and a gold-speckled marble-inspired countertop and backsplash. The kitchen island will have waterfall edges and custom fluted millwork, says Huynh.
Using innovative design to maximize space in select one-bedroom and den and two-bedroom condos, an extendable counter will add extra food prep space, while in select studio and one-bedroom homes, a “kitchen on wheels” with a retractable dining table that can double as a workspace is designed to make best use of the area.
The major kitchen appliances, including a refrigerator with freezer, gas cooktop, hood fan, built-in wall oven and dishwasher, are by Fisher & Paykel. Integrated microwaves are by Panasonic.
Under-cabinet lighting and a stainless-steel undermount sink with a polished chrome faucet will complement the design.
In the bathrooms, large-format wall and floor tiles, a frameless glass shower enclosure — with swing door for walk-in showers — and a floating vanity with a quartz countertop and undermount sink will contribute to an open and bright ambience while a mirrored medicine cabinet with integrated lighting add another layer of lighting.
The intelligent building system will include a touchscreen video intercom with keyless and facial recognition for building entry and garage access; virtual amenity reservation and payment; and integrated digital parcel lockers in a parcel and mail delivery room.
The development has seven levels of underground parking. Studio homes do not include a parking space; all other condos have one parking stall, while the three-bedroom homes have two. Parking stalls will be roughed in for EV charging. All homes will have a bike stall.
Huynh anticipates building will begin in mid-2025, with completion scheduled for late 2029.
