The big sell: This brand new show home forms part of the exclusive Wilmar estate on Vancouver’s Southwest Marine Drive — a collection of detached homes that comprise a restoration of the original Tudor-style mansion and coach house (Wilmar was named after the original owners, Willard and Mary Kitchen who built the house in 1925) plus the creation of five new single-family homes. Vancouver’s Stuart Howard Architects were tasked with designing the residences and Cecconi Simone styled the interiors, both reflecting the grandeur of the original manor house while blending contemporary features. This particular home offers three ensuited bedrooms, an office with a fireside deck, a wok kitchen, Wolf and Sub-Zero appliances, an elevator, smart home technology, herringbone hardwood floors, chandelier lighting, wainscot wall panelling and classic millwork, and an attached two-car garage.

The big sell: Cloverdale’s Provinceton neighbourhood is situated in the northwest part of the city with convenient highway access and North Creek Park on the doorstep. This duplex-style townhouse resides in Ebbens Crossing, an 18-unit community that was built in the area in 2011. The home has three fully-finished levels with the top floor accommodating all three bedrooms, two bathrooms and a laundry closet, the main floor has the principal living space with an open-plan kitchen, living and dining area, and the basement holds a recreation room and den (that could be used as a fourth bedroom) together with a full bathroom. Interior finishings include crown moulding, hardwood floors, wood-trim windows and doors, a linear electric fireplace, and a neutral colour palette. There is an integrated double garage to the front of the property alongside an additional parking spot on the driveway. The unit’s monthly maintenance fee is $562.16, and pets and rentals are permitted.

The big sell: According to listing agent Stephen Morris, the reason that this sale took more than three months to complete was due to the new provincial regulations that stipulate that landlords need to give tenants 90 days of notice to end the tenancy. The property in question is a four-bedroom character home in Vancouver’s Mount Pleasant that was built in 1907 containing a one-bedroom above-grade garden suite with its own entrance and laundry. Recent upgrades throughout the property include a new roof, sewer line, fencing, electrical panel, and appliances, while nine-foot-high ceilings, fir floors, exposed rafters, and a Victorian-style banister celebrate its early 20th-century origins. Outside, there is a south-facing front porch that spans the width of the house complete with storage underneath, a deck off the dining room, and an extra deep, fully fenced backyard thanks to the 132-foot-long lot.
