Essex boasts plenty of charming that offer a tranquil retreat from the busy pace of London. One such village, surrounded by beautiful green spaces, and featuring delightful and excellent transport links, has a great location – but potential should be prepared for a hefty price tag.
High Beech (also known as ‘High Beach’) holds the unique distinction of being the only village nestled within Epping Forest. Its name is believed to have originated from an early reference to its sand and gravel deposits, possibly left behind by a river valley that once flowed into the ancient Thames. The big open spaces here attract visitors from far and wide.

The village also hosts two outstanding pubs, the Kings Oak and The Owl, which are particularly popular during the summer months. Additionally, the area is full of green parks and spaces, ideal for leisurely picnics or nature walks.
Unlike some Essex villages, High Beech isn’t isolated. It’s conveniently located near Loughton Underground Station, which falls under Travelcard Zone 6 and operates a London Overground service. From this station, Liverpool Street Rail Station is a just a 28-minute journey away. For those who prefer to drive, the M25 and M11 motorways are easily accessible.
However, living in such an idyllic village with commuter links comes at a price. A quick browse through Rightmove reveals that some properties on the market in High Beech command prices of over £5 million.

With lengthy gated driveways, swimming pools and indoor cinemas, the homes in this Essex village are the stuff of dreams for many.
High Beech, although mostly known for its pretty woodland, does offer other amenities that attract buyers to the area.
The Suntrap Forest Education Centre and The Field Studies Council Epping Forest Field Centre are situated in High Beech, providing field studies and other activities to schools and various groups. Additionally, the village is proud to host an excellent primary school.
