Development in the Sullivan Heights neighbourhood described as a boutique project with elevated finishes and features

“What you see is exactly what you get,” says Adil Dinani, the Dinani Group’s director of sales.
“The developer was very deliberate in wanting to complete the (homes) in the market where there’s some uncertainty around where prices are headed, and consumer sentiment might not be as strong as we just have historically seen it. The developer wanted to remove the questions and uncertainty out of the equation for the homeowners,” says Dinani.
The three-bedroom, two-and-a-half bathroom homes, designed by Douglas R. Johnson Architect, are at 14239 64th Avenue, Surrey, on a site that borders Archibald Creek and protected green space, says Dinani adding nearby parks like Sullivan Heights Park also enhance the location.
“The nature component is a nice respite from busy day-to-day life,” he says.
Archer comprises seven homes (Plan A from 1,623 to 1,658 square feet) facing 64th Avenue, and five units (Plan B from 1,444 to 1,525 square feet) overlooking Archibald Creek. The Plan B units include 471 to 531-square-feet rooftop terraces.
Dinani describes the development in the Sullivan Heights neighbourhood as a boutique project with elevated finishes and features – such as custom millwork and laminate floors throughout the living spaces and bedrooms – that are often considered upgrades in many other developments.
Schools, shopping, restaurants and recreational facilities are conveniently located for Archer residents. Elementary and secondary schools are nearby, Sullivan Centre shops are just a few hundred metres away, while Sullivan Square Shopping Centre is less than a four-kilometre drive from the 64th Street development.
Inside the completed townhomes, Dinani points to the kitchen as his favourite space.
“The colour scheme (creates) a natural organic flow – a light and airy feel. There’s a really great energy in the space,” he says.
Tanya Ali, founder and creative director at Tali + Roche Designs who designed the interiors, agrees the kitchens are special.
“It’s so welcoming. The collection of subtle, small details come together to speak of thoughtful design,” she says.
“In my own home everyone gravitates around the kitchen island, and I can picture that in this home too, people sitting at the (island) having a conversation, helping with food prep and everyone enjoying themselves,” says Ali.
“The kitchen was the jumping-off point for the design because we always value the kitchen as the heart of the home,” she adds, noting the objective was to design custom interiors by integrating materials and finishes to create a warm, comfortable and timeless living environment.
Using the same colours and materials, such as the European white oak-look laminate flooring throughout the home (except for the bathrooms and foyer) and Benjamin Moore’s Chantilly Lace on most painted walls, creating a calm ambience in the homes.
“We chose Chantilly Lace, which is a neutral, crisp white that will allow (homeowners) to integrate their own (furnishings) and artwork and without competing with it. If you don’t have the right shade of white and you put a particular headboard or a particular artwork on the wall, it will really offset in a negative way. So we really like to keep the palette neutral so that people can make it their own,” she says.
The quartz countertops and slab backsplashes are honed, an example of using texture rather than colour to add interest and enhance the interior design scheme.
Features in the kitchen include a scalloped knee panel on the dining room-facing side of the island while the pendants above the island also have a subtle fluting to add another layer of texture. The Kohler kitchen faucet, finished in Vibrant Brushed Moderne Brass, is an accent and complements the Honey Bronze finish of the hardware on the lower cabinetry.
In the dining room, a floor-to-ceiling feature wall is fluted to add texture and painted in Benjamin Moore Balboa Mist to connect to the cabinet colour in the adjacent space.
Ali also added textural elements to the powder room where a scalloped detail on the vanity adds visual softness to the space.
“For the other bathrooms we wanted to create a retreat-like atmosphere, a little bit like a spa at home,” she says.
In the ensuite’s walk-in shower, a matte black rainfall shower head and handheld shower (wand) by Riobel sets the tone along with an arched mirror in a black frame and a vanity finished in Railings by Farrow & Ball, a black paint that can also appear as dark navy or charcoal gray depending on the light.
All homes have heat pumps with air conditioning.
