The town just north of London is ranked top of the list

Harpenden in Hertfordshire is no exception.
Located between and St Albans, and only 25 miles from , one local has said that the town attracts lots of families with “every club or class imaginable”.
60% of the town’s population have a “level four” qualification, which is the equivalent of a bachelor’s degree.

Estate agent Kris Smith, of Savills, highlights Harpenden’s twice-weekly street market, and a “superb” range of restaurants, wine bars and leisure facilities.
Sally Noakes, of Strutt & Parker, emphasised that the area is not just and advantageous place to live because of its convenient train connections.
She said: “The town is flanked – at a good distance away – by both the M1 and A1, which gives you easy links to London in the south and the Midlands.”
30,581 people were living in Harpenden in 2021, according to the last Census.
61.1% of the population of tha St. Albans district, which the town is part of, were aged 16 to 64-years-old. 17.2% were 65 or older.

Harpenden is classed as a London commuter town

In 2011, the population of Harpenden stood at 29,448.
Rightmove says of house prices in the town: “House prices in Harpenden have an overall average of £943,059 over the last year.
“The majority of properties sold in Harpenden during the last year were detached properties, selling for an average price of £1,396,792. Semi-detached properties sold for an average of £855,310, with flats fetching £408,890.
“Overall, the historical sold prices in Harpenden over the last year were similar to the previous year and 3% up on the 2022 peak of £917,938.”
The Telegraph reports that the average price of a home is £913,000.
