Even if you’re not considering a move in 2025, will only enhance its selling price in the future.

When collated opinions from 300 members of the Federation of Master Builders (FMB) and certified estate agents, a consensus became apparent.

One simple renovation, which typically costs around £3,500 to complete, could increase your by up to £48,000, making a reasonable profit of £44,500.

“Our research found that removing an internal wall to create an open plan kitchen and diner was the best way to add value to your home,” the noted.

Do note that the largest profit would be seen in the property hotspot of London, which is once again becoming a desirable area as people return to full-time office work.

“Best of all, this is a relatively simple project that most builders can complete in under a week,” the HomeOwners Alliance added.

For a professional finish, it’s recommended to seem out a chartered structural engineer to assist with the design.

Another renovation worth considering is getting a new kitchen, with a new worktop, cabinet doors and floors.

On average, an updated kitchen could cost around £4,000 but the potential gains could add another £15,000 to your property value.

If there’s enough space in your home, adding a downstairs loo – averaging around £1,500 – could lead to a property increase of £26,000.

All you need is a cupboard space large enough to convert into a useful and stylish downstairs toilet.

And, finally, adding an ensuite to your property could lead to a £15,000 increase in the value of your property.

While an ensuite costs around £5,000 to make happen, the job can be finished in as little as 11 days and will be worth the money in the long run.
