On the map: New Brampton towns cater to owners wanting a rental unit

Caivan Communities’ expansion into the Greater Toronto Area, just before the release of immigration data from Canada’s 2021 Census, has been well-timed. 

The Ottawa-based developer’s latest freehold project, Arbor West at Mississauga Road and Bovaird Drive in Brampton, is designed to help bridge the gap between housing supply and demand fuelled by the unprecedented levels of immigration revealed by the census, explains Troy Dosman, Caivan’s president of GTA homebuilding.    

“The housing crisis is severe, with illegal units often leading to unsafe and overcrowded conditions that impact both residents and surrounding communities,” Dosman says. “That’s why Arbor West now includes legal secondary suites as a way to provide a safe and comfortable alternative that supports Brampton’s anticipated growth of over one million people by 2051.” 

Following 2023 sales of 70 detached homes and 63 townhomes, Arbor West’s latest release includes the Advantage Two-in-One Townhome Collection of 63 three-storey units, each with a legal secondary suite on the ground floor and basement. Caivan has also launched 53 back-to-back freehold townhomes with finished third-floor lofts, carports and finished basements.  

The flexibility provided by secondary suites with separate entrances “not only addresses the needs of multi-generational families but also presents buyers with an appealing investment opportunity,” Dosman says, noting that rental income is projected to be in the low-$3,000s for the upper residences and in the high-$1,000s for the lower residences. “Our product development team created this design based on the needs of today’s buyers, especially considering higher interest rates and the multigenerational lifestyle of Brampton’s South Asian community.”

According to Statistics Canada, the number of households occupied by multiple generations of a family, or by two or more families, has increased by 45 percent over the past two decades. 

Advantage Collection floor plans feature four or five bedrooms, anywhere from three to 4.5 bathrooms, a combination of porches, balconies and terraces, and two parking spaces, with one in an attached garage. Regardless of occupancy, all units feature granite countertops, undermount stainless-steel sinks and hood fans, glass shower enclosures and oak staircases.  

Outside, Arbor West will be home to an expansive woodlot and a new community park. The Mount Pleasant GO station, meanwhile, is within walking distance, with highways 401, 407 and 410 about 10 minutes away by car.   

“We appreciate how receptive the surrounding community has been to our project, as well as the buying interest Bramptonians have shown,” Dosman says. “We’re really excited about the growth of this community, which already offers an amazing mix of grocery stores, retail shops, top-rated schools, sports fields, and entertainment, recreation and transit options. Now, we’re working to enhance it.” 

Caivan aims to begin Phase 2 construction by mid-2025, with the first homes ready for occupancy by early 2026.
