With a budget of £900,000, they sought a property featuring at least three to four bedrooms to accommodate family visits, a spacious kitchen, and a garden that was easy to maintain, yet ample enough for a vegetable patch and their dog’s exercise needs.

Alistair arranged several viewings tailored to the couple’s specifications, but one snag persisted. Despite their intention to downsize, Cheryl and Steve found many properties “too small”, voicing concerns over entertaining space and where Cheryl could keep her “stage clothes”.

Alister quickly spotlighted the pair’s classic downsizer conundrum: “They’re on the horns of that classic downsizer dilemma. On paper you want to downsize but then when you see a house that is actually smaller and a kitchen that’s smaller, it’s like it’s too small.”

As they toured the property’s outdoor space, Cheryl was captivated: “The garden is absolutely stunning, it’s beautiful.”

Alister didn’t miss a beat, showing off the practical additions: “Look, there’s even a vegetable patch.”

Cheryl acknowledged the charm but expressed her reservations: “Yes it’s beautiful but it’s too small really for both of us.” Observing Steves body language, Alister remarked: “Steve has folded his arms. It’s a lost cause.”

However, against all odds, the final mystery home in the quaint village of Herstmonceux stole their hearts.

Alister revealed to the audience: “I thought we might have lost them with the houses being too small despite wanting to downsize but then the mystery house came through with flying colours and this could be the one for them.”
